Can you hold a property before I apply?
Our rentals are offered on a first-come, first-served basis. To secure a property, a completed application and payment of all required fees must be submitted. We recommend applying as early as possible. -
What move-in costs should I expect?
Move-in requirements vary, but typically include the first month’s rent and a refundable security deposit. Some properties may also require last month’s rent—details will be provided upon approval. -
How old do I need to be to apply?
Applicants must be at least 18 years old and legally able to enter into a binding lease agreement. -
Is the security deposit refundable?
Yes. The security deposit is refundable, provided the unit is returned in good condition and lease terms are met. Deductions may apply for unpaid rent, damage beyond normal wear and tear, or cleaning fees. -
When is a cosigner needed?
A cosigner may be required if an applicant does not meet the financial or credit qualifications. Cosigners must meet income and credit criteria and must sign a guarantor agreement. -
How do I apply for a rental property?
You can apply online through our website or in person. A complete application includes the application form, payment of the application fee, and all necessary documentation such as proof of income and identification. -
What are my rent payment options?
Rent can be paid online through our secure tenant portal, via automatic bank draft, retail cash payments or by check money order. -
Can I get a pet after moving in?
Please refer to your lease and contact our office before acquiring a pet. Many properties allow pets with an additional deposit or monthly fee, but restrictions may apply. -
What if I want to move out, but my roommate wants to stay?
If you're on a joint lease, all tenants remain responsible until the lease ends. If one tenant wishes to stay, they may need to qualify on their own or arrange for a replacement tenant with management approval. -
What should I do when my lease is ending and I want to move out?
Review your lease for the required notice period and submit written notice of your intent to vacate by the specified deadline. -
Who handles maintenance and repair issues?
Cornerstone Management Services handles routine maintenance and repairs. Tenants are responsible for issues caused by negligence or misuse. All requests should be submitted through the tenant portal for timely service.
